How to Avail a Resale Memorial Lot or Resale Pre-Need Plan?

For resale memorial lots, here is the process:

• Our licensed broker will guide and accompany the buyer throughout the entire process, ensuring a smooth and confident transaction.
• Choose the type of lot you are interested in. We will first check the availability of the lot.
• Set an appointment for a tripping so you can see the actual location of the resale lot.
• Fill out our online application form.
• Upload one valid ID.
• You can reserve the lot with a ₱10,000 reservation fee, valid for 10 days if you are seriously interested. The reservation fee is non-refundable but will be deducted from the total price.
• Sign the Deed of Sale and other required documents for the transfer. Notarization fees are included in the price.
• Once you receive the Certificate signed by the seller and a copy of the notarized contract, only then should you pay the amount to our broker or seller. Payment can be made via cash, check, or bank deposit for amounts below ₱1 million. For amounts ₱1 million and above, payment should be made via manager’s check or bank deposit.
• The broker will accompany the buyer to process the transfer of ownership at the Heritage Park office. The Certificate will be surrendered to Heritage Park to facilitate the issuance of a new Certificate under the buyer’s name. The processing fee will be shouldered by the buyer:
  • ₱5,000 for Lawn Lots
  • ₱10,000 for Garden Lots
  • ₱25,000 for Estate Lots

All certificates of resale lots posted here are already confirmed and validated by our office. An exclusive contract to sell is signed by both the seller/owner and our broker. No other agents are authorized to sell the posted resale lots.

For resale pre-need plans, here is the process:

• Our licensed broker will guide and accompany the buyer throughout the entire process, ensuring a smooth and confident transaction.
• Choose the type of plan you are interested in. We will first check the availability of the plan from the seller.
• Fill out our online application form.
• Upload one valid ID.
• Set an appointment so we can discuss the details and complete the process with you.
• You can reserve the plan with a ₱10,000 reservation fee, valid for 10 days if you are seriously interested. The reservation fee is non-refundable but will be deducted from the total price.
• Sign the Deed of Sale and other required documents for the transfer. Notarization fees are included in the price.
• Once you receive the Policy Contract and a copy of the notarized contract, only then should you pay the amount to our broker or seller. Payment can be made via cash, check, or bank deposit for amounts below ₱1 million. For amounts ₱1 million and above, payment should be made via manager’s check or bank deposit.
• The broker will accompany the buyer to process the transfer of ownership at the PhilPlans office in Ayala, Makati City. The Policy Contract will be surrendered to Philplans to facilitate the issuance of a new Policy Contract under the buyer’s name. The processing fee will be shouldered by the seller (₱300 only).

Notes:

1. All resale lots do not require a bundled pre-need plan, but it is highly recommended to also purchase our Pre-Need Interment Plan, Memorial Plans, or Pre-Need Cremation Plan.

2. All resale lots are for spot cash payment only.

3. For at-need cases (immediate use or burial arrangements), the lot must be paid in full cash, plus the Interment Service Fees, three days before the preferred schedule of interment.
